Typical prices by house type
A two-bedroom terrace with a simple pitched roof in concrete tile comes to £7,500 to £12,000. A three-bedroom semi, the house on most estates round Castlefield, Booker and Hazlemere, is £9,500 to £15,000. A bungalow is £9,000 to £15,000, because the roof is big for the size of the house. A detached house runs £14,000 to £22,000 or more, and the big Edwardian roofs of Beaconsfield New Town and Gerrards Cross sit at the top of that.
Tile, slate or clay
Concrete interlocking tiles are the cheapest to buy and the quickest to lay. Natural slate adds 30 to 50 per cent to the same roof, because every slate is nailed by hand. Plain clay tiles sit close to slate on price, because a plain tile roof needs around 60 tiles a square metre against 10 to 15 for an interlocking tile. In the old centres of Marlow, Amersham and Beaconsfield, clay or slate is what the street was built with.
What moves the price
Hips and valleys mean more cutting and more lead. Every chimney needs new flashings, and repointing if the mortar has gone. Dormers and roof windows add time. A three-storey town house on the valley side needs taller scaffold than a bungalow, and a mid-terrace with no rear access takes longer to scaffold and clear. Rotten rafters found once the tiles are off are priced separately, with photos.
What a proper quote lists
Scaffold and skip, the strip, the membrane and batten specification, the tile by name, the lead work, how the ridge, hips and verges are fixed, how rotten timber is handled and priced, and the guarantee. If a quote leaves these out, ask for them before you sign.
Repair or replace?
If the felt in the loft is sound and the problem is a handful of slipped tiles, repair it. If the felt is torn or crumbling, tiles slip every winter and the same leak keeps coming back, you are paying for repairs on a roof that has reached the end. About a week on site for a terrace or semi once the scaffold is up, longer for a large detached house. The roof is left watertight at the end of every day.
Does a new roof need building regulations approval?
Re-roofing more than a quarter of a roof normally needs building regulations sign-off, mainly for insulation and the weight of the new covering. We tell you what applies to your roof.
Can I stay in the house while the roof is replaced?
Yes. The roof is opened a section at a time and made watertight every evening.
